HI agree with Peter in the main but evidently the Lakes District Council had little say in the 2800 extra houses in Homestead Bay. It was the NZTA under the fast track regulation that gave the go ahead - blame our government!! I live in Hanley's Farm and so have a vested interest in all of this. Yes it is insanity especially when you see the current traffic which is going to become a nightmare when we have around 5000 xtra cars on the already busy roads. A neighbour who works for the council told me this and another friend who works as a road engineer also told me the NZTA doesn't have enough funds to to sort out the roads, so we will be left with a bit of a nightmare thanks to greed and political ineptitude.
It is greed by everyone. The blatant abuse of Airbnb allowable day usage, no tax being paid vs long term rentals, and council approving houses on small sites with 5 bedrooms or separate self contained units is obviously contributing. There were no traffic issues during shoulder season, school holidays onwards there has been and it's at the subdivisions, not hotels.
It's not just the number of houses, it is how they are being used.
Tourist oriented businesses will never protest the traffic, infrastructure or resource stretch either as the more visitors staying, the better for them.
Queenstown used to be THE destination, year-round. Now it is a place to be avoided. It is difficult to understand how a once-gorgeous place has been turned into such a mess but I suspect greed from the likes of Ngai Tahu Corp has played a significant role.
Don't always agree with some of your posts that in my view often lack logic but can't even begin to disagree with anything said today, not only queenstown but we are also on dunedins wish list with at least the same quantity of Muppets as queenstown, kinda like selecting the electric chair or lethal injection same result simply a different process
Luxon's replacement as Local Government Minister (from sensible Simeon Brown to reckless Simon Watts) has led to a complete shambles. Far from "taming the beast"; Watts etc. are feeding the beast that is local (mis)government.
By removing water responsibility from local mis-government ratepayers now have two excessive bills to face while local councillors continue to spend recklessly on non-essential toys for councillors to feed their pals in exchange for votes.
Will the priorities and emphases change under a new leadership after the election??
Who can we vote in that will take a more reasonable approach, and hopefully actually encourage real localism, rather than simply paying lip service to it .....???
Ruapehu District Council will not be submitting a Head Start unitary authority amalgamation proposal but remains committed to local government reform and working on future options accordigtotheir website, what they have put in FB.

What do you mean that Airbnb pay no tax? Airbnb provides that data to the IRD - try to avoid paying tax??!!
